Can you work to a closing date?
That's the entire point of this service. Send the closing date with the repair list and we'll tell you honestly whether we can hit it. If we can't, we'll say so up front rather than take the job and put your deal at risk.
Do you quote directly off an inspection report?
Yes. Email the PDF and we'll price it line by line, matched to the report's own numbering so it's easy to compare against the addendum. In most cases we'll still want eyes on the property before finalizing, since reports describe symptoms more often than causes.
What if some items aren't worth repairing?
We'll tell you. Inspection reports flag plenty of things that are cosmetic, or normal for the age of the house. We'd rather give you an honest triage you can negotiate with than pad a quote with work the buyer doesn't need.
Do you handle items outside carpentry?
We cover carpentry, drywall, paint touch-up, rot repair, and general handyman items in-house. For licensed electrical, plumbing, and HVAC we'll tell you plainly that it's outside our scope so you can line up the right trade rather than lose a week finding out.
Who pays — the buyer, the seller, or the agent?
Whoever the contract says. We can invoice the party you designate, and we're used to seller-paid repairs on a buyer-negotiated list. Just tell us who's responsible when you send the scope.
Is there financing for larger repair scopes?
Yes — financing is available and can be a useful option when a repair list is bigger than a seller wants to credit. See our financing page for details, or ask when you call.
